RENTAL VALUATION & PLANNING

No two properties are the same, so a lettings negotiator will arrange to view your property to conduct a full rental valuation. If you are unsure whether to sell or let your property we can arrange for a sales negotiator to value the property at the same time.

MARKETING THE PROPERTY

Once we have been instructed to let your property we will arrange for a professional photographer to take photographs of your property, including a floorplan and virtual tour. We will list the property on our website and upload to property portals, as well as contacting all applicants on our database currently searching for a similar property.

VIEWING

If there are tenants currently in your property we provide them with a minimum of 24 hours’ notice about upcoming viewings. To maintain a good relationship with the tenant we try to organise a block of viewings to minimise any disturbance, maintaining the quiet enjoyment of the tenancy without affecting the marketing of your property.

OFFERS

You will be contacted when an offer is received on your property. At this point, the applicant might have requirements, like the removal or addition of furniture or remedial works, which we will discuss with you.

REFERENCING

Once you have accepted an offer the tenant will be referenced. We check the tenant is who they say they are and ensure they are able to pay the rent (their annual salary needs to be 2.5x the annual rent). Referencing is conducted by our New Home team.

TENANCY DEPOSIT SCHEME

When terms have been agreed with a tenant it is a legal requirement for their rental deposit to be entered into a deposit protection scheme. Panda Residential registers all deposits with the Tenancy Deposit Scheme (TDS), although some let only landlords hold deposits in their own nominated schemes.

REFURBISHMENT

We manage medium to big sized renovation projects from modernizing an entire flat to building extensions. You can also count on us for smaller jobs like bathroom, kitchen refurblishment. Generally, things that can add value to the apartment cosmetically.

FURNITURE PACK

We source furniture from a lower budget (IKEA) to designer furniture suited to our clients’ need and based on the property and price.

TAX RETURNS

ACCA qualified accoutnants to do tax returns making sure you are comply with the tax laws and make sure you are only paying what you should be paying.
